Jennifer Olson Spadine | Principal-Financial Reports| | Guardian Prop

Jennifer began her property management career in 1991 where she worked for a large management corporation. During her tenure there, she advanced to Director of Leasing where she oversaw 15 large properties and headed a team of 50+ leasing associates. In 2002, she started as an employee at Guardian Property Management (formerly the Poseidon Companies) and then purchased the company later that same year. Since purchasing the company, Jennifer’s business plan has focused on growth through continued exceptional customer service. As a result, Guardian Property Management began with 127 units, and has grown to currently over 1100 units.


The number of owners partnering with GPM increased from 30 at the beginning to over 250 today. She has expanded her staff and company capability from 4 to 28. With a staff of 28, the company has been recognized for their excellence in recent years with MADACS awards for Best Leasing and Best Team. Jennifer is an active member of the real estate community. In addition to her networking group involvements, she is a featured speaker and teacher at a variety of professional events. Jennifer serves on the MMHA’s Independent Owner Committee and is actively involved with the City of Minneapolis’ Rental Property Owners Workshops.

Al Spadine Guardian

Al joined Guardian in May of 2013. His responsibilities include oversight of client funds, financial reporting to clients, strategic planning, as well as other financial and administrative duties. Prior to joining Guardian, Al spent 27 years in corporate banking, including the last 18 years with Wells Fargo Bank N.A. in Minneapolis.


While at Wells Fargo, Al served in various roles within its Corporate Trust Division, including product development and product management, and is a former Director of the Wells Fargo Delaware Trust Company. Before Wells Fargo, Al worked in commercial lending with commercial banks in New York City and New Jersey. Al earned his M.B.A. in Finance and Accounting from the University of Notre Dame, and his B.B.A. from the Rochester Institute of Technology.

Jim joined Guardian in November 2021 bringing over ten years of general maintenance experience. Along with his work at Guardian, Jim is active with two non-profit organizations; one whose goal is to assist senior citizens remain in their home as well as a school for children with autism. 


Jim has a Bachelor of Arts Degree from Metropolitan State University and an Associate Degree in Electronics from Brown Institute. Jim and his wife have three children and three grandchildren. Jim also enjoys golf and reading.

Cody Anderson

Cody joined Guardian in November 2022, bringing 15 years of customer service experience. Cody is responsible for assisting in coordination of Guardian’s maintenance activities.

 

Before joining Guardian, Cody worked for 6 years in multi-site property management for companies in Winona and Minneapolis, Minnesota in a variety of roles including: leasing, maintenance coordination, multi-unit community management, marketing, property records & accounting, and rent collection.

 

Cody holds two Bachelor of Arts degrees from Winona State University in Mass Communication: Broadcasting and in Theatre Arts. In his spare time Cody enjoys golfing, movies, and spending time with his family.

Dee Balintine I Scatterd-Site Property Coordinator  | Guardian Prop

Dee joined Guardian in June 2023 as a multi-site Property Manager. Her primary responsibilities include the upkeep of multi-unit properties, managing caretakers and communicating with residents and property owners. 


Prior to joining Guardian, Dee served as Property Manager for a 238 multi-unit property where she managed a team of ten employees, including office staff, maintenance, and caretakers. Dee also has six years of experience as an onsite office manager of a condo cooperative, and community association manager and where she managed a portfolio of condo associations. Dee specializes in building strong relationships with employees and residents. Dee is also a licensed Realtor.


In her spare time, she enjoys relaxing and traveling to Caribbean destinations with her husband and sons.

Rebecca Brandt-Fontaine

Dean joined Guardian in October 2023, marking a new chapter in his life following a relocation from the North Dakota Badlands. With over three decades dedicated to serving as an emergency first responder and farmer, Dean brings a wealth of invaluable experience – making him a resourceful and adept handyman.

 In his free time, he enjoys fishing, exploring new places, and spending time with his grandchildren. Dean is also a long-tenured member of the National Autism Association, actively contributing to the community to raise awareness to individuals and families touched by autism.

Dakota Dehaven Guardian

Dakota began his career with Guardian Property Management as an intern while studying Housing Studies at the University of Minnesota. In 2009 Dakota joined Guardian full-time as a leasing agent. His leasing responsibilities cover St Paul and the Twin Cities eastern suburbs.


Dakota serves as a consultant to clients by providing comparative market analysis, recommendations for property upgrades, resident qualifications, etc. Along with holding a Bachelor of Science degree in Business Administration from the University of Minnesota, Dakota is a licensed realtor with Guardian Property Management and Services, LLC.

Kelly joined Guardian in 2023 as a multi-site Property Manager. Her responsibilities include managerial and administrative functions relating to the day-to-day operations of several multifamily properties. She serves a critical role in enhancing the experience of our residents and property owners. Kelly is the primary information hub between our residents, maintenance team, management, and property owners. 


Prior to joining Guardian, Kelly served as the Assistant Property Manager at a large multi-unit housing complex. Using her excellent interpersonal communication skills, she focused on optimizing resident experience. 


Outside of Guardian Kelly enjoys renovations and home improvement projects. She also enjoys spending time outdoors with her two loving sons. 

Nycole Geyer - Turn Coordinator (Guardian Prop)

Nycole started with Guardian in 2020 as an Administrative Assistant for the Maintenance Division. Her primary duties include Coordinating turnovers, coordinating preventative maintenance evaluations, and assisting with day to day maintenance requests.

 

Before joining Guardian, Nycole worked for 15 years in assisted living homes for Alzheimer’s and Dementia patients. Starting as a caregiver, Nycole advanced to assisting in the development of a new assisted living home through its design, build, furnishing and occupancy phases. She enjoys interacting with people and helping them get their needs met.

 

In her spare time Nycole enjoys being with family and anything outdoors.

Collette joined Guardian in 2016 as an Administrative Assistant. Her responsibilities include a variety of management and accounting functions along with being a resourceful contact for residents. She has a Bachelor of Science Degree in Business Management from the Minnesota School of Business.


Prior to joining Guardian, Collette has served major roles in helping the community, such as a program counselor for the success and improved quality of life for individuals in Minneapolis. Her great customer service skills and background in conflict resolution allows her to facilitate interactions of company matters. Outside of Guardian, Collette has been involved in the fine arts community of Minneapolis and Chicago and enjoys exploring the outdoors to spending time with her family.

Dawn Jameson - Administrative Assistant (Guardian Prop)

Dawn joined Guardian in July 2020 as an Administrative Assistant to the Management Division. Some of her responsibilities include homeowner association and tenant relations, rental licenses, utility billing and managing the Second Nature furnace filter program. 

 

Previously Dawn worked in the cosmetology industry where she earned 25 years of customer service experience.  She was also a National Trainer for Light Concept Nails where she hosted training classes and participated in trade shows around the U.S.  This passion for customer care is evident in her day-to-day interactions with residents and property owners.

 

In her spare time, Dawn enjoys sporting events, spending time with her family and enjoying the sunshine in their classic car and motorcycle. She earned her black belt in American Karate in October of 2015.

Rod joined Guardian Property Management in 2017, and his current position is Project Manager. Prior to his time at Guardian, Rod enjoyed a 30-year career in the retail industry, both in store management and in various corporate positions, all of which were focused on improving customer experiences. Rod is an expert at building relationships with clients. Much of his time is spent visiting properties seeking to provide the best client and resident experience possible. Rod holds a Bachelor of Arts degree in Architecture from the University of Minnesota.​

Dave Olson Guardian
Dave brings over twenty years of maintenance and supervisory experience to Guardian. He holds certifications in asbestos, lead abatement, and has been trained in furnace repair, appliance repair, as well as electrical repair.

Dave also owned a home remodeling company and has proved to be a valuable asset to the team.

Sarah joined Guardian in 2023 as a Maintenance Coordinator where she works with residents to troubleshoot maintenance issues. Sarah’s responsibilities include coordinating vendors as well as repairs with Guardian’s Maintenance Technicians. 


During her free time, Sarah enjoys assisting volunteer groups/nonprofits. One of her favorite groups to help is her hometown county fair. She assists them with their social media marketing as well as website upkeep. 


Sarah holds a Bachelor of Science degree in Communication Studies with a Minor in Art from the University of Wisconsin River Falls. She also has 5 years of customer service experience in various industries helping her provide the best possible experience to residents and owners.

Cindy joined Guardian in October 2023 as a Maintenance Coordinator where she works with residents to troubleshoot maintenance issues. Cindy’s responsibilities include coordinating appliance repairs and replacement. Cindy also works closely with Guardian’s Maintenance Technicians and outside vendors to coordinate maintenance work.

 

Cindy has numerous years of experience working in the residential appraisal industry where she developed her interest in housing and her passion for helping people maintain pride in where they live.

 

In her spare time Cindy enjoys spending time with her three kids and visiting her native Montana.

Billy has over 15 years of experience in the residential housing market. His current territory is Minneapolis and its western suburbs. Billy has leased over 3,000 rental units in the Twin Cities, including new construction lease ups in Minneapolis’ North Loop and the 50th & France area.   

 

Billy has a degree in Political Science from St Cloud State University. He serves as a consultant to property owners by providing comparative market analysis, recommendations for property upgrades, resident qualifications, etc.

 

In his free time, Billy enjoys to biking, kayaking, walking his Weimaraner, and working on the garden in his Minneapolis home.

Katie Ann Sopp-Schroeder Guardian

Katie Ann joined Guardian in 2014. She is responsible for overseeing Guardian’s property management activities, including monthly reporting and communicating with owners. Katie Ann also oversees Guardian's contracting division, and holds her general contractor's license.



Katie Ann has a Bachelor of Science degree in Business Administration and Management from the University of Nebraska-Lincoln, where she bowled collegiately in the NCAA and won a National Championship for her team. She brings several years of customer service experience to Guardian, with a background in both retail and office settings. In her free time- Katie Ann still bowls competitively, reads, and spend time with her husband and three cats.

Ian joined Guardian in 2023 as a Maintenance Technician, bringing 15 years of maintenance and customer service experience. Ian gets a great deal of fulfillment and satisfaction from keeping resident’s living spaces in good repair. 


Ian holds two secondary degrees: an Associate’s Degree in Graphic Design and a Bachelor’s Degree in Fine Arts. In his free time, he enjoys drawing, live music, cooking, traveling, and playing guitar.

Chad has been a Maintenance Technician with Guardian since 2017. Prior to joining Guardian, he spent 12 years as a Graphic Designer for a local newspaper. Chad has a passion for maintenance and repairs and often provides training to other technicians.


 In his free time, Chad enjoys riding his motorcycle and camping with his wife and two daughters.

Kimberly joined Guardian in 2011 and is responsible for rent collections and account payables. She also handles the onboarding of our new clients and helping them get started with all the services that Guardian has to offer. She has an extensive background in both commercial and retail accounts receivables and collections. Kimberly has completed several courses on the Fair Debt Collections Practices Act, and is familiar with State and Federal regulations.


Prior to entering the collection industry, Kimberly worked for an attorney’s support firm and advanced to an Executive Administrative Assistant position. Kimberly is also a member of The Minnesota Multi Housing Association and National Association of Residential Property Managers. In her free time, she enjoys spending time with her family and her dog, Louie.
