Jennifer began her property management career in 1991 where she worked for a large management corporation. During her tenure there, she advanced to Director of Leasing where she oversaw 15 large properties and headed a team of 50+ leasing associates. In 2002, she started as an employee at Guardian Property Management (formerly the Poseidon Companies) and then purchased the company later that same year. Since purchasing the company, Jennifer’s business plan has focused on growth through continued exceptional customer service. As a result, Guardian Property Management began with 127 units, and has grown to currently over 650 units.
The number of owners partnering with GPM increased from 30 at the beginning to over 200 today. She has expanded her staff and company capability from 4 to 17. With a staff of 17, the company has been recognized for their excellence in recent years with MADACS awards for Best Leasing and Best Team.Jennifer is an active member of the real estate community. In addition to her networking group involvements, she is a featured speaker and teacher at a variety of professional events. Jennifer serves on the MMHA’s Independent Owner Committee and is actively involved with the City of Minneapolis’ Rental Property Owners Workshops.

Al joined Guardian in May of 2013. His responsibilities include oversight of client funds, financial reporting to clients, strategic planning, as well as other financial and administrative duties.Prior to joining Guardian, Al spent 27 years in corporate banking, including the last 18 years with Wells Fargo Bank N.A. in Minneapolis.
While at Wells Fargo, Al served in various roles within its Corporate Trust Division, including product development and product management, and is a former Director of the Wells Fargo Delaware Trust Company. Before Wells Fargo, Al worked in commercial lending with commercial banks in New York City and New Jersey.Al earned his M.B.A. in Finance and Accounting from the University of Notre Dame, and his B.B.A. from the Rochester Institute of Technology.

Jimmy joined Guardian in 2015 as the Maintenance Supervisor, overseeing all aspects of Guardian’s Maintenance team, including staff management and client relations. In 1999, Jimmy relocated to the Twin Cities to become a Project Superintendent, leading efforts to reposition and upgrade large multi-family apartment communities.
As a licensed contractor, Jimmy has also owned construction firms since 1977.Jimmy has extensive experience in all trades of the construction industry. His qualifications include project management, new construction, remodeling, framing, roofing, siding, doors and windows, plumbing, electrical finish work, and design.Jimmy holds an Associates of Arts degree from Northwestern College. He has done many mission work trips in Central America, and participated in helping to rebuild
after Hurricane Katrina.
Mark joined Guardian in early 2016 as a Maintenance Technician. He has his Certification in Computer Repair along with a second Certification as an Internal ISO Operator from Hennepin Technical College. His career stems from more than 20 years of experience as an electrical/mechanical technician in computer parts and small machine repair to troubleshooting and quality control.
He served a 7-year supervisory role that established and implemented operational standards and procedures for maintenance. His experiences and leadership has him well versed in the Metro areas. One of Mark’s favorite sports teams is Minnesota’s very own, The Vikings.

Dakota began his career with Guardian Property Management as an intern while studying Housing Studies at the University of Minnesota. In 2009 Dakota joined Guardian full-time as a leasing agent. His leasing responsibilities cover St Paul and the Twin Cities eastern suburbs.
Dakota serves as a consultant to clients by providing comparative market analysis, recommendations for property upgrades, resident qualifications, etc.Along with holding a Bachelor of Science degree in Business Administration from the University of Minnesota, Dakota is a licensed realtor with Guardian Property Management and Services, LLC.
John joined Guardian in April of 2018. Before joining Guardian, John spent time as an Assistant Director of Maintenance at a long-term care facility and over 10 years as a print lead for a CD & DVD Manufacturing company. John has a Bachelor of Science Degree along with a boiler license, certificate from Xerox, and FEMA credited in Incident Management.
In his free time John enjoys spending time with his wife and two children either at home or camping. John is also very involved in the dog sport of Flyball where he trains dogs and is an approved judge for the sport.
Collette joined Guardian in 2016 as an Administrative Assistant. Her responsibilities include a variety of management and accounting functions along with being a resourceful contact for residents. She has a Bachelor of Science Degree in Business Management from the Minnesota School of Business.
Prior to joining Guardian, Collette has served major roles in helping the community, such as a program counselor for the success and improved quality of life for individuals in Minneapolis. Her great customer service skills and background in conflict resolution allows her to facilitate interactions of company matters. Outside of Guardian, Collette has been involved in the fine arts community of Minneapolis and Chicago and enjoys exploring the outdoors to spending time with her family.
Courtney Kilpatrick joined Guardian as part of the Maintenance Team in 2016. Her responsibilities include processes related to monthly turnovers and maintenance dispatch. She holds a Bachelor of Science degree in Kinesiology and Health from Iowa State University. Courtney brings to Guardian several years of excellent customer service experience.
After graduation from ISU, she worked for three years in long-term care and began an internship program for college students to work with retired residents to improve balance and reduce their risk of falling. Her move back home to Minnesota has allowed her to find a place here at Guardian. In her free time, she likes to follow sports coverage and spend time with her black Labrador, Lyla.

Stephanie’s responsibilities include coordination of rental licenses on behalf of clients, lease renewals, and resident relations. Prior to working at Guardian, she accumulated 20 years of experience in customer service and administration in the areas of retail sales, clerical accounting, and mortgage/personal consumer lending.While in the lending industry, she had an emphasis on administration and support sales between 1999 and 2009. She received award for having loan document accuracy of 97% or higher. In 2005 and again in 2006, she achieved loan document accuracy of 100%.
In 2006, she also received the highest Presidential Council awards for each milestone throughout the year. In addition, she contributed strong work skills to teamwork to achieve the title of #1 Branch Office in 2005 and 2006, earning 2 regional awards. Stephanie earned a Bachelor of Science degree in Management from Metropolitan State University. Stephanie is also a real estate investor, and is a member of the Minnesota Multi Housing Association.

Dave brings over twenty years of maintenance and supervisory experience to Guardian. He holds certifications in asbestos, lead abatement, and has been trained in furnace repair, appliance repair, as well as electrical repair.

Billy Joined Guardian Property Management in 2005, and is currently responsible for leasing activities in Minneapolis, the western Twin Cities suburbs, and the I-94 west corridor. During his tenure with Guardian, Billy has worked with the entire spectrum of rental properties from marketing to move-in.

Katie Ann joined Guardian in 2014. Katie Ann is responsible for coordinating Guardian’s maintenance activities, including dispatching work orders, coordinating inspections, coordinating vendors, and communicating maintenance matters to owners and residents.
Katie Ann has a Bachelor of Science degree in Business Administration and Management from the University of Nebraska-Lincoln, where she bowled collegiately in the NCAA and won a National Championship for her team. She brings several years of customer service experience to Guardian, with a background in both retail and office settings. In her free time- Katie Ann still bowls competitively, reads, and spend time with her husband and three cats.

Chad became a Guardian maintenance technician in early 2017. He graduated in 2003 from Minneapolis Business College with a degree in Graphic Design. After college, he took to graphic advertisement for a local newspaper. Though Chad was in the printing press and graphic artist industry, he always felt more comfortable with construction and repairing/remodeling work from his years at his father’s construction company.
He has repaired and remodeled his own homes in the past starting from floor to roof work. Some of Chad’s activities include back packing and camping in the summer to skiing and snowshoeing in the winter.

He has a wide array of hobbies which compliment his work skills including, electronic repair, wood working, metal fabrication and welding. He is certified for EPA and Lead Safe work practices. When faced with new repair challenges Jason’s approach is “if I can take it apart, I can fix it”.

Kimberly joined Guardian in 2011 and is responsible for rent collections and account payables. She also handles the onboarding of our new clients and helping them get started with all the services that Guardian has to offer. She has an extensive background in both commercial and retail accounts receivables and collections. Kimberly has completed several courses on the Fair Debt Collections Practices Act, and is familiar with State and Federal regulations.
Prior to entering the collection industry, Kimberly worked for an attorney’s support firm and advanced to an Executive Administrative Assistant position. Kimberly is also a member of The Minnesota Multi Housing Association and National Association of Residential Property Managers. In her free time, she enjoys spending time with her family and her dog, Louie.

Jim originally joined Guardian as an Account Resolution Specialist in 2008 and has since advanced to serving a variety of management roles. As Vice President, Jim oversees client administrative functions, including rent collections, rental licensing and resident relations.
He is also a primary contact for owners, and assists with accounting and monthly client reports. Jim is a successful licensed real estate broker, and has 20+ years of management experience.
